“A NEW CONCECPT OF LEISURE, BUSINESS AND EVENT TOURISM”

 One of the greatest real state ventures has been built in the country side of the State of São Paulo, in Barretos city, at the “Parque do Peão” where the biggest and the best rodeo party of the country takes place.

The project was idealized over twenty years ago, by the promoters of rodeo “Os Independentes”. It is a horseshoe-shaped complex of three towers with more than 60.000m² of constructed area. It has a modern design in reinforced concrete and tempered glass, and its environmental design integrates the complex with the “country world”. It is signed by Zélia Ferreira, one of the most well known architects of the Central-West Region of Brazil, an expert in hot water parks, with many works in Caldas Novas/GO.

To make this business viable, the company “Independentes S/A”, has made a partnership with the entrepreneurs of a corporation that is linked to the hospitality industry, specialized in hot water parks and hotels named “Golden Dolphin”. This company was chosen among fourteen other companies that were interested in investing in “Parque do Peão”. “Golden Dolphin” is from Caldas Novas /GO and has been in the business for over twenty years.

It has been more than eighteen months of research and negotiation. Nowadays, all the documentation and projects are approved by “Cetesb (Environmental Company of the State of São Paulo), DPRN (environmental license), City hall, Firefighter corporation, DA (The department of attorney), and certification from GRAPROHAB. All the federal, state and municipal certifications, required by law for obtaining the registration of incorporation were requested and approved.

The construction site will hold a hotel with 290 apartments, surrounded by two other towers of flats, being a total of 180 two-bedroom flats and 220 one-bedroom flats; besides, all of them contain a kitchen, a lunch room and bathroom.
In the Hotel there will be a small shopping mall with 13 stores, ATM, spa with gym, hairdressers and massage rooms for men and women. The lobby is over 800m², with free space from the ground until the last floor ceiling, which ends in glass roof. It’s a very pleasure and fancy environment. There will be a bar next to the lobby for many purposes as well as check-in and check-out waiting room. The project also has a cyber cafe and an international restaurant that is 1313m² for 380 people.

In both flat towers there will be one auditorium for 534 people, coffee break room and conference rooms prepared for congresses and lectures; furthermore there is an underground available area of nearly 3000m² that can also be used for commercial fairs.

All the apartments will get basic support as in a hotel with reception and safety services, telephony, electricity, running water, as well as housekeeping and personal cleaning, and also cleaning of common areas like pools and gardens. The reason of providing these services is to relieve the guests from maintenance duties as in a regular residence. Also, there will be optional services as laundry, food and drink supply, convenience stores, hairdressers and barber shop, tourism agency, car rental, etc…

The building of this work has an estimated cost of R$ 57.000.000,00; however, the total investment in the hotel and the hot water park will be over 90.000.000,00. The work is supposed to be finished in 36 months.

The hot water park is in an area of 78.883m²; it has more than 20 hot water pools, showers, cascades, aquatic spas, sauna, in-pool-bar, tennis courts and court sports center, Olympic pool, crazy cannons, lazy river, trails, baby areas with a maze game, playground, water slides and baby pools.

It will be built a helipad (the third inside the park), an artificial waterfall in a lake that already exists, in the region nearby, and a fishing area among other things that will be built in this lake. The featured entertainment, for sure, is the project that has been developed in a native tropical forest that is permanently preserved to create ecological trails and other outdoor activities.

The “Independentes S/A” company is putting a lot of effort to guarantee a fast feed-back for its investors and along with “Os Independentes” club plans to accomplish around 26 events a year inside “Parque do Peão”.

Nowadays, there are some events taking place there already. The “pec show” is the second most important bull’s fair of zebu breed. The “Barretos Motor Cycle” is a motorcycle riders meeting that only in four days of event could take more than 80.000 people to the park in 2008. The “Antigomobilismo”, an old car exhibition, also takes place there and gathers collectors from all over the country. The last but not least, is the most famous rodeo party in the country; it is held in August and usually lasts 10 days and attracts more than 1.300.000 visitors to the park during this period of time.

On the schedule, it’s also programmed to be held in the Park: the South American sand volleyball match, “Viola de todos os cantos” ( TV program), “Barretos Beer Fest”, “Encenação da  Paixão de Cristo” ( a sacred play in honor of Jesus death) , “Micareta”, “Carnapeão”(celebration of Carnival in the Park), “Festa Junina”(typical country side Brazilian party that’s held in June) , “Queima do alho” (the cowboys’ food competition), Balloon Festival, Parachuting shows, and a lot of other attractions with a mix of Brazilian popular cultures, including dances, festivals and music.

It won’t be only events; nowadays, “Os Independentes” are working with the mayor of Barretos to expand and improve the surrounding roads and also build a bus terminal to provide the tourists with buses for sightseeing. There are two big companies interested in investing in the expansion and remodeling of the Equestrian Center that will hold horseback riding competitions such as: Bull-dog, pole bending, calf roping, team roping and team penning during the whole year.

“Os Independentes” recently acquired an area of 58 hectares next to the “Parque do Peão” and it is being designed and tailored an autodrome that will be able to hold national and international racings such as: stockcar, kart and truck formula, and also motocross, cross-kart and tractor races.

Another great investment done by “Os Independentes” will be a construction of an amusement park inside the “Rancho do Peãozinho”, an area bigger than 40.000m².

It was recently opened the “Espaço Berrantão”, an air-conditioned convention center, that provides seats for 2.500 people, and is specially designed to hold auctions and other kinds of events.

In the near future, the tourist will find professional rodeo contests that will be held almost every weekend from April to October.

Some of the pools, the social entrance and TOWER 1 are expected to be finished by july 2010.
